Are you a traditional brokerage or an investment firm?

Both. We’re a Florida licensed real estate brokerage and we actively pursue investment opportunities. Our brokerage clients benefit from construction underwriting capability. Our investment partners benefit from full-service brokerage execution.

Can Academia represent both buyer and seller?

Where Florida law permits with full transparent disclosure, yes. Most often we represent one side. Dual representation is disclosed in writing before any agency relationship is formalized.

What’s the minimum check size for investment opportunities?

Varies by deal structure. Individual condo acquisitions can start in the low hundreds of thousands. Multifamily portfolio positions and ground-up development typically require $1M+ check sizes. Co-GP and syndicated structures available for the right partners.

How do you handle conflicts when Academia is also the construction operator?

Transparent disclosure. Competitive bids on self-performed scope where appropriate. Separate accounting between brokerage commissions and construction contracts. Investor partners decide the structure with full visibility.

Do you work with out-of-state investors?

Yes. Many of our investment partners are based outside Florida. Local execution is our value to non-resident capital.

What’s your typical hold period on value-add acquisitions?

Most value-add condo repositioning: 3–7 years. Multifamily core-plus: 5–10 years. Distressed and aggressive restoration plays: 2–4 years. Hold strategy is deal-specific.

What does 'construction intelligence' mean on a real-estate transaction?

That the condition questions get answered by the same company, with the licenses to back the answer. Most brokerages can show you a building. Far fewer can tell you what its coming structural, roofing and recertification work will cost you as the owner.

Do you represent buyers, sellers, or both?

Both, plus landlords and tenants on the leasing side. Which capacity we are acting in is disclosed in writing at each step, and the brokerage and construction engagements are documented separately.

Why does this matter more in South Florida than elsewhere?

Because condition drives price here in a way it does not everywhere. Aging coastal inventory, recertification and milestone obligations, and an insurance market that prices roof and structure directly mean the building's condition is frequently the deal.

Can you price repairs before I make an offer?

That is the point of holding both licenses. A scope and a number before you commit is worth considerably more than the same information after inspection, when your leverage is lowest.
