What’s the difference between cosmetic and structural concrete repair?

Cosmetic repair patches surface defects — hairline cracks, minor chips, stained finishes — without addressing what’s underneath. Structural repair deals with the load-carrying condition: corroded rebar or post-tension cable, delaminated sections, and spalling that has reduced the concrete’s strength. On coastal Broward buildings, what looks cosmetic on the surface is often driven by steel corrosion below, so it’s worth having the concrete sounded and evaluated before assuming a repair is minor. Can restoration happen on an occupied building?

Who carries the waterproofing warranty?

It depends on the system specified. Manufacturer-backed waterproofing and traffic-coating systems can carry a material or system warranty from the manufacturer when installed by a certified applicator, alongside the contractor’s workmanship warranty on the installation. As a Tremco-certified applicator we can install to those certified-system requirements where the project calls for it. The exact terms, durations, and what’s covered are defined in the system and contract documents for each project, so we confirm them in writing rather than generalizing.

How do you price balcony and garage restoration?

Concrete restoration is hard to price sight-unseen because the true quantity of unsound concrete and corroded steel often isn’t visible until removal begins. We typically scope from the engineer’s report plus a field survey, price the known repair quantities, and handle hidden conditions through a clearly defined unit-rate allowance so there are no surprises mid-project.
