Tremco Vulkem 350 vs Hot Rubberized Waterproofing: Choosing the Right System for South Florida
Vulkem 350 and hot rubberized asphalt aren’t competing products. They solve different problems on different substrates with different warranties. The right specification turns on five variables — here’s how the decision actually gets made on coastal Florida buildings.
Vulkem 350 is a fluid-applied polyurethane pedestrian and light vehicular traffic coating, while hot rubberized asphalt (HRA) is a hot-applied monolithic membrane designed for buried or covered horizontal applications. The two systems target fundamentally different problems, and picking the wrong one for the substrate, slope, and traffic can fail within five years of installation.
Why this comparison matters in South Florida
Coastal Florida condominium boards routinely receive proposals where the contractor specifies one system as if it’s the only option. A balcony deck gets Tremco Vulkem 350 because that’s the bid the contractor priced. A plaza deck gets hot rubberized asphalt because that’s what the previous restoration used. Both might be wrong for the actual application.
The two systems target fundamentally different problems. Vulkem 350 is a fluid-applied polyurethane pedestrian and light vehicular traffic coating. Hot rubberized asphalt (HRA) is a hot-applied monolithic membrane designed for buried or covered horizontal applications. Picking the wrong one isn’t just a warranty issue — it can fail within five years of installation on the wrong substrate.

The five decision variables
1. Surface exposure: is the membrane exposed or buried?
Vulkem 350: exposed surface system. Top coat (Vulkem 351) is the visible wearing surface, walked on directly, with optional aggregate broadcast for slip resistance.
Hot rubberized: always buried under a protection course and topping (insulation, drainage mat, concrete topping slab, pavers, planting medium). HRA is never the surface a foot touches.
This is the single biggest decision criterion. If you can see the membrane after installation, it’s a Vulkem-class system. If the membrane is covered by something the public walks on, it’s an HRA-class system.
Picking the wrong one isn’t just a warranty issue — it can fail within five years.
2. Traffic type: pedestrian, vehicular, or none?
Vulkem 350: rated for pedestrian and light vehicular use. Vulkem 351 (the top coat) is rated for sustained vehicular traffic when applied at appropriate thickness with aggregate. Common on balconies, walkways, lanai decks, parking garage ramps, and pedestrian plaza decks where the membrane is the surface.
Hot rubberized: no direct traffic ever. Traffic is borne by the topping above the membrane. Used on plaza decks where pavers, concrete topping, or planting are the wearing surface; on green roofs and amenity decks; on subterranean foundations where soil is the cover.
3. Slope: positive or zero?
Vulkem 350: requires positive slope to drain. Manufacturer minimum is typically 1/4 inch per foot, though successful installations exist at 1/8″. Standing water shortens the life of the urethane wear coat dramatically.
Hot rubberized: functions on flat or near-flat slopes because the topping above it manages drainage independently. The buried membrane stays continuously bonded and isn’t exposed to ponding.
This is why HRA shows up on older 1960s–1980s Florida plaza decks that were designed without positive slope. Retrofitting a positive-slope Vulkem application onto a flat 1971 plaza deck is rarely cost-effective — the slope correction work alone can exceed the membrane cost.
4. Substrate: concrete, lightweight, or insulated?
Vulkem 350: requires structural concrete substrate properly primed with Tremco 171 primer. Cannot be applied directly over lightweight cellular concrete or insulating board without specific intermediate detailing.
Hot rubberized: applies to structural concrete after a primer, and unlike Vulkem can incorporate intermediate insulation layers above the membrane (inverted roof assembly, where insulation sits above the waterproofing protected by a topping). This is a critical advantage for green roof and amenity deck applications where R-value matters.
5. Warranty and service life expectations
Vulkem 350: manufacturer warranties typically run 5–10 years depending on traffic classification and applicator certification. In actual South Florida conditions, properly installed Vulkem 350/351 systems perform 12–18 years before recoat is required. The wearing surface needs maintenance and recoat on a schedule — it is not a fire-and-forget system.
Hot rubberized: 20-year warranties are standard, 25-30 years available with specific assembly upgrades. Because the membrane is buried, it isn’t exposed to UV, foot abrasion, or thermal cycling at the surface. Real-world service life on properly detailed HRA plaza decks in South Florida is 25–40 years before primary membrane replacement is required.
The warranty difference often drives the long-run cost analysis. A hot rubberized system on a plaza deck costs more upfront but pays back over decades. A Vulkem system on a balcony deck costs less upfront and is recoatable in place every 12–15 years.
Application-by-application decision matrix
- Balcony decks (exposed, pedestrian): Vulkem 350/351 is the standard specification. HRA is structurally inappropriate here — there is no topping.
- Parking garage podium deck (vehicular over occupied space): Depends. If the deck is the surface vehicles drive on — Vulkem 350 traffic-grade. If the deck has a topping slab above the membrane with vehicles on the topping — HRA.
- Plaza deck with pavers (pedestrian on pavers): Hot rubberized below the pavers. Vulkem here would be exposed under the pavers in a wet sandwich — wrong application.
- Plaza deck without topping (pedestrian on the deck surface itself): Vulkem 350 with broadcast aggregate top coat. HRA cannot be exposed.
- Green roof / planted amenity deck: Hot rubberized with root barrier above. Vulkem cannot tolerate root pressure or soil contact.
- Pool deck (pedestrian, wet exposure): Vulkem 350 with appropriate aggregate. HRA only if there’s a topping above it.
- Walkways and lanai areas: Vulkem 350/351 standard.
Cost reality for boards considering both
Per square foot installed in South Florida coastal conditions (2026 ranges):
- Vulkem 350/351 pedestrian system, complete: $12–$22 per square foot. Higher if substrate prep is extensive or impact-resistant aggregate is specified.
- Hot rubberized membrane only (excluding topping): $14–$28 per square foot.
- Complete HRA plaza deck assembly (membrane + protection course + insulation + topping or pavers): $45–$120 per square foot depending on assembly. The topping alone is typically 60–70 percent of total cost.
Apples-to-apples comparison: a balcony deck does not get specified as HRA, so the cost comparison doesn’t apply. A plaza deck does not get specified as exposed Vulkem if there’s a paver topping designed into it. The systems target different problems with different total assembly cost structures.
Why the specification mistake happens
The most common waterproofing specification error on Florida condominium projects is not a bad spec — it’s the engineer’s report calling for “waterproofing” without specifying the system class, then the contractor pricing the system they’re fastest with rather than the system the assembly actually requires. A contractor with a Vulkem applicator certification will price Vulkem for everything because that’s their wheelhouse. A contractor with hot rubberized experience will spec HRA for the same reason.
The board ends up choosing between two contractors who each specified their own system for the same scope. Neither is necessarily wrong — but only one is matched to the substrate, slope, and traffic. The owner’s representative or engineer needs to make the system-class call before the contractor selection, not after.

Can a board demand the engineer specify the system class?
Yes — and they should. The Phase II engineering scope can include the system specification by class (exposed urethane traffic coating vs hot-applied buried membrane) rather than leaving it to the bidding contractor. This eliminates the wheelhouse-bias problem before it enters the procurement process.
Is GAF Hydrostop comparable to Vulkem 350?
GAF Hydrostop is a separate system class — a single-component acrylic-modified polymer coating, often specified on plaza decks and roof decks. It overlaps with Vulkem in some applications but is not chemically equivalent. The selection criteria are similar (exposed, pedestrian-rated, requires positive slope) but the manufacturer warranties and applicator certifications are distinct. Different specifications, both legitimate in their applications.
What about silicone restoration systems?
Silicone roof restoration systems (Tremco Sylicone, GAF Unisil, etc.) are a third category targeting flat roofs with metal or modified bitumen substrates. Not directly comparable to Vulkem or HRA — different substrate, different application (roof recoat vs deck waterproofing). The decision matrix above doesn’t apply to roof restoration.
How does insurance underwriting view each system?
Florida insurance carriers underwriting condominium policies look at documented waterproofing remediation as a risk-reduction signal regardless of system. The system class matters less to the underwriter than the documentation: certified applicator, manufacturer warranty registration, photo documentation of substrate prep, and post-installation moisture testing. Both Vulkem and HRA systems generate equivalent documentation packages when properly executed.
